Coming in 2018, Markel Homes will begin construction on 75th and Nelson. During the city council meeting on July 25th, 2017, the second reading of O-2017-41 was held and city council members voted to pass the ordinance 7-0. The initial issue was if the City of Longmont wanted to have a vacation of easements, which would essentially vacate access, utility, drainage, power, and communications, while the construction lasted so that the team can dig far enough into the ground.

There were some concerns originally if the vacation of easements was necessary since the easements would have to be reinstalled after the construction of the homes. The construction workers insisted on having them vacated only for the duration of the actual building that way they don't have to worry about running into a drain, a pipe, or the wrong power line and affect a part of the town that may have nothing to do with the new neighborhood.

Markel homes chose this spot because of the close proximity to Boulder County open space. The site itself is 126 acres and is planned to house sustainable family homes, easy-living duplexes, town homes, and condo lofts. Construction does not have a set date but it is planned to begin in early 2018.
